Tips on Finding Your New Dream Home

April 27th, 2009

Despite everything going on with the economy, one thing is true.  It is certainly a buyer’s market.  Prices of homes have never been cheaper and if you have the money, now is the perfect time to go shopping for your dream home.  However, do you know what to look for and where to begin?

Home buying advice can make a big difference on how successful you are between finding an ordinary home and a beautiful one with a soapstone kitchen or a soapstone fireplace.  Knowing even the smallest details of house hunting can make buying a home a much simpler process.

Plan and Then Plan Some More

When home shopping, your main goal above all else is saving money.  You want to try and do everything possible to alleviate any future costs.  Take soapstone countertops for example. They may cost more up front than cheaper materials but last longer and add value to a home in the long run. It is details like this that should be covered during your pre-planning stages of house hunting. As you analyze what you want and need in your home, you can make better decisions on what will and won’t benefit you in the future.

Think about putting together a list of things you would want in a house. Would you like a deck or patio? Would you prefer soapstone counters or granite? How many bathrooms is acceptable for you and your family?  Once you complete this list, you can better pinpoint additional important factors you may have previously missed.

Think of Everything

There is more to buying a home than the condition of the interior and exterior. Think about other factors like its location and neighborhood.  A home is a big investment and you will be living for there for many years. Make sure you like where you live.  Consider where you want to live and what type of things you want to live around.  How close is it grocery stores, hospitals, fire stations, and police stations or park?

Do Research

The proper research always makes a huge difference. Different district and towns could potentially save you a couple of hundred to thousands of dollars in taxes. You may also want to send your children to one school over another.  Where a home is built and how much the purchase price is determines more factors than you may think.

Always Review Your List

Whenever you get down or stuck buying a home, refer to your list. It can come in quite handy with keeping you on track on what you are and aren’t looking for in a dream home. Always refer back to this list of tips but remember it isn’t set in stone. Just because one home doesn’t have soapstone fireplace doesn’t mean it’s a deal breaker.  One can always be installed later on.

Design the Perfect Outdoor Soapstone Fireplace

April 20th, 2009

During the warmer summer months, lounging about lazily outdoors is one of my family’s favorite activities. However, even the warmest summer days experience cool nights. This temperature change often makes late night patio gathering uncomfortable and can break up even the most fun filled get-together. One way to avoid this problem is through installing an outdoor soapstone fireplace.

The first, and most important, step in this entire design process is to get in touch with the local zoning office. Some communities have different codes and requirements concerning outdoor soapstone fireplaces in place and many vary widely. Some towns won’t allow wood burning fireplaces or soapstone masonry heaters at all, while others do but place special limits on size, placement and safety features. You cannot go forward with the design process until you understand these building codes.

Now that you are all set on what you can and can’t do in regards to local requirements, you can start searching for ideas on soapstone fireplace designs. There is a plethora of places to find inspiration too.  Try browsing through some home improvement websites, or home design magazines. Your local home improvement store or home design company may also be of assistance, offering plenty of inspiration for outdoor soapstone fireplace or soapstone masonry heater designs.

Once you find specific designs you like, decide where you want your soapstone fireplace built.  While you may have a general idea where, the size and style of the fireplace will ultimately decide where you can set it up. Take correct measurements of the area, keeping in mind the clearance you have as well as clearance.  This is also important in regards to local regulations.

We are slowly working towards a more exact idea of what you want.  Next, begin the specific design process. This can be done either on your own, or with the help of a designer.  Work up some draft plans which will match your outdoor space.  Always keep the specific materials you will be using in mind and make sure your budget is always a factor in every aspect of the decision making process.

Take your plans to a contractor so they can draw up a specific blueprint.  Outdoor soapstone fireplaces are sometimes a very large structure. It is always a wise decision to have it professional inspected so that it is structurally sound.  A contractor can also give a more exact estimate on the costs associated with materials and labor, along with a time line for construction.

There are many resources available now to help inspire your outdoor fireplace design. While this is a large project, it should ultimately reflect the personality and importance of your patio.

Questions To Ask When Buying a New Home

April 13th, 2009

Nothing in your life is as exciting and stressful as buying a new home. Ask anyone who has recently purchased a new home and they will tell you the same story.  They are thrilled to be in their new home and relieved that it is finally over with. Finding the perfect home in the perfect neighborhood but still fits into your price range can be a real challenge.

There are a number of considerations, you should consider before taking the plunge into new homeownership. You must always keep the budget in mind, the condition of the home, what type of siding the house has and how much you love its soapstone countertops.  Before making this huge life investment, ask yourself a few of these following questions:

Can I afford a new home?

When purchasing a new home, your budget must be at the forefront of every little decision.  Consider mortgage payments, the down payment, closing costs, lawyer expenses, taxes, and other costs such as paying for the home inspection. Take a calculation of your income and your debt to determine how much you can afford.

Does the new home meet my requirements?

Make a list of everything you need and then make a list of everything you would like.  Does the house have enough bedrooms and bathrooms?  What type of property comes with the house?  What type of appliances does the kitchen have?  How is the home heated?  Does it have oil heat or perhaps a soapstone fireplace?  If you have children, parks and schools will play an important role in your decision making.  What is the crime rate like in the neighborhood?

Is the exterior of the house in acceptable condition?

When determining the quality of the exterior of the house, you’ll want to be diligent as possible.  Look to see what kinds of materials were used for the exterior.  Check if the trim or sidewalls require painting or should they be replaced.  Does the house have weather-stripping?  What type of condition are the windows in and do they need to be replaced?  Most importantly, check the condition of the foundation and see what type of material was used.

Is the interior of the house in acceptable condition?

What does the inside of the house look like?  Are the walls and ceilings in good shape or do they have cracks in them or water damage?  Have the walls recently been given a coat of paint? What types of cabinets are installed in the kitchen? Does the kitchen have a soapstone sink or a steel one?  Is the interior trim in good condition? Check for any visible structural defects.  Walk around the attic to see if it properly insulated?
